RV Rental Agreement
Core terms for a delivered, stationary RV stay.
1. Parties
This agreement would be between [Owner legal entity — not yet formed] ("Owner") and the adult renter named in a future signed reservation ("Renter"). No entity, address or signatory has been established; this draft binds no one.
2. Unit, dates and occupants
The reservation will identify the specific RV by name and VIN, the arrival date (start, inclusive) and departure date (end, exclusive), and every intended overnight occupant. Only listed occupants may stay overnight. The occupant count may not exceed the unit's posted sleeping capacity.
3. Delivery location and site permission
The RV will be delivered only to the location approved in writing during site review. Renter represents that they own the site or hold written permission from the owner, and that they have checked applicable HOA, municipal and county rules. Owner may decline or end delivery if permission, access or safe setup is not available.
- Renter supplies utilities agreed at site review (appropriate RV electrical service, potable water, and a sewer connection or scheduled pump-out).
- Renter is responsible for utility costs at the site unless otherwise stated in writing.
4. No relocation, towing or sublet
Only Owner or Owner's contractor may hitch, move, level or tow the RV. Renter may not relocate the unit, attach a vehicle, sublet, assign, or host paid occupants. No self-tow option is offered.
5. Fees, taxes, payment schedule and deposit
Rent, delivery, setup, pickup and selected add-ons will be itemized in the reservation. Applicable taxes will be stated once determined; until then they are pending. The payment schedule (amounts and due dates) will be stated in the reservation. A refundable security deposit, if required, is separate from rent and is not a prepayment of rent.
- Amounts, deposit size and refund timing: [pending owner decision and attorney review].
- No automatic renewal: any extension requires a new written confirmation.
6. Inspection, ordinary wear and damage
Owner will complete a documented move-in inspection with dated photos, shared with Renter. At pickup Owner will perform a documented move-out inspection. Ordinary wear and tear is not chargeable. Any deduction will be itemized with description, photos and cost basis (invoice or estimate).
- Renter may dispute an itemized deduction in writing within [pending] days.
- Owner will review the dispute and respond in writing; unresolved disputes proceed under applicable Georgia law.
7. Maintenance and breakdowns
Renter must promptly report leaks, electrical problems, detector alerts, appliance failure or damage. Owner will respond within a reasonable time and may repair, replace or, if the unit cannot be made habitable, end the stay with a prorated refund of unused prepaid rent. Remedies are [pending attorney review]. Renter may not undertake repairs without approval, except to prevent immediate danger.
8. Smoking, pets, guests and safety
- No smoking or vaping of any substance inside the RV.
- Pets: [policy pending owner decision]; service animals will be accommodated as required by law.
- Smoke, carbon-monoxide and LP detectors must stay connected and working; never disable them. Report any alert immediately.
- Generators, if any, must run outdoors, away from doors, windows and vents.
- An RV is not a storm shelter. During tornado or severe-storm warnings, go to a sturdy building.
- Do not store fuel, open flames or space heaters inside the RV beyond the installed appliances.
9. Extensions, cancellation, default and termination
Extensions depend on availability and require written confirmation. Cancellation is governed by the separate Cancellation Policy. If Renter materially breaches (e.g., unauthorized occupants, relocation, unsafe conditions, non-payment), Owner may give written notice and terminate as permitted by applicable law. Any process for long-stay occupants will follow Georgia law, which counsel must confirm.
10. Notices
Notices must be in writing to the addresses or verified email stated in the reservation, subject to the Electronic Consent policy. Owner contact details are not yet established.
11. Not insurance; no reimbursement guarantee
Owner does not guarantee that any insurer will pay for the stay. Renter remains responsible for amounts due regardless of insurance claim outcomes, unless a separate written direct-billing arrangement is signed.
